Your Future in Real Estate — Selecting a Brokerage

To apply for registration with the Real Estate Council of Ontario, you must be employed by a real estate brokerage and provide the name of the brokerage on the registration application.

Selecting a brokerage to work for, is a defining step in your career as a salesperson. You can conduct an online search of different brokerages in your area and put together a list of potential candidates. Carefully weighing the pros and cons of different brokerages, even if you already have an idea of which brokerage you may be joining, is important when researching all the available options in your area before deciding.

As you start preparing to interview real estate brokerages it is important to consider the following:

Brokerage
Culture

Does the brokerage culture align to your values, strengths, needs and preferences? Is it a small family-like culture or a franchise brokerage with more of a corporate culture?

Brokerage
Services

What services are most valuable to you in meeting your real estate goals? Business planning & support, Marketing support, Office resources, Transaction

Education and
Training

What on-going mentoring, training and education opportunities are available to help in your professional development as a salesperson?

Brokerage
Reputation

What is the consumer’s perspective of the brokerage? To assess the brokerage’s level of professionalism you can pay attention to yard signs, advertisements, open houses, and social media presence.

Remuneration
Plans

While it may seem easier to focus on just the remuneration split, it is important to consider the net dollar amount (after fees/expenses), and the value of the services the brokerage is offering.

Real Estate
Market

How will the brokerage support your real estate market preference i.e. residential, condominium, new-homes, rural, recreational, agriculture, or commercial?

In course 5 of the Pre-Registration phase, you will explore additional tips for assessing whether a brokerage is the right fit for you.

FACILITATOR-LED REVIEW SESSIONS

What are FRS? Facilitated Review Sessions (FRS) are an optional component of the Real Estate Salesperson Program for learners who are looking for a live and interactive guided review of complex topics within Courses 2, 3 and/or 4.

How is FRS Delivered? FRS sessions are delivered synchronously (real-time) within the virtual classroom. Learners will need a Zoom account, webcam and microphone to participate in FRS activities. FRS sessions are designed to give learners the opportunity to explore and discuss complex eLearning course topics with their peers and a facilitator. Learners will have the opportunity to ask questions and enjoy real-time discussions which learners find very helpful.

At The Real Estate Program Office, your success is our priority. If you require additional support, please start with Learner Resources and/or FAQs. This will help you identify the level of support you require and refer you to the right person or service to support your needs.

What’s to Come in Post-Registration – Did you Know? 

To be eligible to renew your registration at the end of your initial two-year registration cycle with RECO, you must complete the Post-Registration Phase, which includes one mandatory course and two electives.

You will have a maximum of 24 months to complete your Post-Registration Phase.

The mandatory course: Compliance provides learners a thorough review of registrants regulatory and compliance including TRESA updates.

After completing the Compliance course, you will required to select 2 of the 5 electives below:

Get a deeper understanding of rural, recreational, and waterfront properties. Learners will examine the specific requirements and obligations for these transactions.

Residential Properties: get a deeper understanding of non-traditional ownership options, including leasehold interests, cooperative ownership, co-ownership, life-leases, land-leases, etc.

This course provides learners with a comprehensive overview of residential real estate as an investment strategy, reviewing topics related to landlords, tenants and valuation approaches.

Presents fundamental concepts on commercial real estate as an investment strategy including mortgage calculations property analysis & valuation, capitalization and operations cash flow.

Presents advanced concepts on commercial real estate as an investment strategy. The course will explore more advanced forms of cash flow analysis and examine the specific requirements and obligations for transactions involving more complex investment property types.
